Position Overview
The company is seeking an experienced remote commercial roofing estimator to support our U.S.-based commercial roofing operations. This role is intended for an intermediate-to-senior estimator who can work independently with minimal supervision and produce a complete technical estimating package for commercial low-slope roofing projects.
The objective of this position is not simply to perform quantity takeoffs. The estimator will be expected to review plans and specifications, identify scope requirements and conflicts, develop accurate material quantities, and estimate labor man-hours by activity. The completed estimating package will then be reviewed internally before final costing, markup, and bid submission.
Primary Project Types
• U.S. commercial low-slope roofing projects
• TPO, EPDM, and PVC single-ply roofing systems
• Mechanically attached and fully adhered systems
• New construction, tear-off and replacement, reroof, and recover projects
• Polyiso insulation, tapered insulation systems, coverboard, and vapor/air barriers where applicable
• Base and wall flashings, parapets, curbs, penetrations, drains, scuppers, and related details
• Commercial sheet metal components including coping, fascia, edge metal, and related accessories
Routine residential shingle estimating is not part of this role. Candidates whose experience is primarily residential insurance restoration or Xactimate-based claims estimating are not the target profile unless they also have strong direct commercial low-slope roofing experience.
Core Responsibilities
• Review complete bid packages, including architectural and roof plans, specifications, Division 07 requirements, details, addenda, and related documents.
• Perform accurate material and quantity takeoffs for all applicable roofing-system components.
• Prepare clearly marked-up plans showing takeoff areas, measurements, and relevant scope notes.
• Identify scope gaps, conflicts, unclear details, exclusions, and bid risks that require clarification.
• Prepare a list of assumptions, questions, and RFIs where appropriate.
• Estimate labor man-hours by activity, not merely material quantities or total project cost.
• Use established productivity data such as RSMeans or other defensible production-rate sources initially where company-specific historical data is not yet available.
• Transition toward Sterling Roof Systems' own historical production rates as internal production data becomes available.
• Organize the estimate so an experienced roofing reviewer can validate the technical package efficiently.
• Revise estimates when addenda, scope changes, or internal review comments require updates.
Expected Deliverables
• Complete quantity takeoff
• Marked-up plan set
• Labor man-hours broken down by major activity or work phase
• Scope notes, assumptions, exclusions, and identified ambiguities
• List of questions or RFIs when required
• Clear, organized estimating worksheet or estimate package suitable for internal review
Preferred Experience
• Approximately 5+ years of estimating experience preferred, with consideration given to exceptionally strong candidates with less time but highly relevant experience.
• Direct experience estimating commercial low-slope roofing systems in the United States strongly preferred.
• Demonstrated knowledge of TPO, EPDM, PVC, insulation systems, flashings, penetrations, drainage, and edge-metal conditions.
• Experience reading U.S. construction plans, specifications, CSI/Division 07 documents, details, and addenda.
• Experience developing labor-hour estimates or working from productivity rates.
• Strong understanding of commercial roofing construction sequencing and field installation requirements.
• Experience working remotely with U.S. contractors is preferred.
Software and Technical Tools
The company currently uses an internal Excel-based estimating template and Contractor Foreman for final costing and proposal preparation. The estimator must be able to work effectively in Excel at the start of the engagement.
Experience with Bluebeam Revu, PlanSwift, CostX, STACK, or similar digital takeoff software is strongly preferred. Sterling is open to adopting appropriate estimating/takeoff software based on the successful candidate's experience and the practical needs of the role.
Work Schedule:
Monday - Friday (9pm - 6am MNL time)
Must Have atleast 50mbps internet connection
Must be wiling to work (Home-based)
