The Candidate and Expectations We are seeking an experienced Commercial Property Accountant to join our accounting team. The ideal candidate will have a strong background in property accounting, with a focus on commercial real estate.
This role is responsible for managing financial operations related to our property portfolio, including financial reporting, budgeting, and compliance.
Job Responsibilities: - Financial Reporting: Prepare and maintain accurate financial statements for assigned properties, including balance sheets, income statements, and cash flow statements.
- Budgeting & Forecasting: Develop and manage annual property budgets and forecasts. Monitor performance against budgets and provide variance analysis.
- Accounts Payable/Receivable: Oversee accounts payable and receivable processes related to property management, including rent collections, tenant billings, and vendor payments.
- Lease Administration: Review and interpret commercial lease agreements to ensure accurate rent rolls, tenant billing, and lease compliance.
- CAM Reconciliation: Perform Common Area Maintenance (CAM) reconciliations and tenant chargebacks. Ensure accuracy and compliance with lease terms.
- Audit Support: Assist with internal and external audits by providing documentation and responding to inquiries.
- Financial Analysis: Conduct financial analysis to support decision-making related to property acquisitions, dispositions, and other strategic initiatives.
Qualifications: - Bachelor’s degree in Accounting, Finance, or a related field.
- CPA or equivalent certification is preferred.
- Minimum of 3-5 years of experience in property accounting, with a focus on commercial real estate.
- Strong knowledge of GAAP and real estate accounting principles
- Proficiency in property management software and Microsoft Office Suite, particularly Excel.
- Excellent analytical and problem-solving skills.
- Strong attention to detail and accuracy.
- Ability to manage multiple priorities and meet deadlines.
- Excellent communication and interpersonal skills.
Work Schedule: - Manila Time: Tuesday to Saturday, 12AM to 9AM
